You are not alone.  Real estate can be scary especially when you are starting out.  Heck, I still think it is overwhelming sometimes!  We have projects going that can be crazy overwhelming, but if I had to do this all over again, I would not change a thing.  I love doing what we do.  I look forward to growing our business.  It is challenging and fun at the same time.

So anyways, moving on.   We have noticed that when people talk to us about investing, they usually have the same 3 questions.  Because these questions are asked frequently, I decided to create an eBook answering all of these basic questions because they are the 3 big ones you need to know before taking the leap and guess what…. it’s FREE!   We have found that the 3 most common questions are:

  1. How do I find a good deal?
  2. How do I finance the deal?
  3. How do I know which type of investing is right for me?

Honestly, when we bought our first investment property, we didn’t even know how to analyze a deal, but we had a  friend at the time who was there for help us out which was extremely helpful.  If you know someone who has done real estate investing, pick their brain.  Ask them to go out for coffee or to chat on the phone to get your questions answered.  I am telling you, you will find it extremely helpful.

We have several investor friends now and they are invaluable because they have so much experience and knowledge.  We learn from them because they have been in the business way longer than we have and I feel that we gain something from each conversation that we have with them.

If you are considering investing, consider how much money you have up front to put towards your first real estate investment.  That will help you figure out which type of investing is for you.  If you don’t have a lot of money, don’t worry- there are still ways to invest and I go over this in the book.  That’s what I love about real estate.  The approach is so versatile and there is so  much you can do and so many ways to invest creatively!  If this is something you want to do, you will find a way to do it even if you don’t have money.  It really is possible.

There are tons of great books and resources out there for you to read and use.  Here are a list of books that have been recommended to me by other investors.  I am still working my way through some of them.

  • Profit First by Michael Michalowicz- I am reading this now

  • The Millionaire Real Estate Investor
  • Rich Dad, Poor Dad by Robert Kiyosaki
  • Cash Flow Quadrant by Robert Kiyosaki

These are a list of books that will inspire and motivate you to move towards financial success.  They have helped us a lot!

The other thing I find very helpful is listening to Podcasts.  I listen to Podcasts from biggerpockets.  There are tons of great Podcasts of people who are very successful in real estate so it is easy to get ideas of what other people have done and what strategy works for them.

There are tons of podcasts, but these ones seem to resonate with me and they seem very realistic in the strategies that are used.

Our strategy has always been rental (buy and hold) investments and we want to grow slowly and pay off our properties.  Most of the podcasts you will listen to will discuss how investors leveraged their income to buy other properties quickly.  This can work, just be careful as you can get over your head if you get into it too quickly and you make some big mistakes.

Your strategy can change at any time also.  This is kind of a side note, but once you get into real estate, you may find that you don’t like a particular type of investing.  For example, you may find that you do not like flips, but would rather do rental investing.  That’s great.  Switch your strategy.  That’s the great thing about real estate.

So, back to the book.  We are just like everyone else.  We are a household with 2 working parents with 2 kids running around.  We just happened to start a side business with real estate investing a couple years back.

We have found a variety of ways to finance our properties which I get into more in the book.  There are literally a bunch of ways to get into investing.  We had some money saved when we began investing, but lots of other people don’t and they are very successful investors.
