So holy smokes, it is the end of August. Seriously, I have no idea where the summer went. My baby starts kindergarten and this momma has been a wreck already. I don’t think I am ready for all of the busy-ness of school related activities. Such is life I guess.
Well anyways, we bought another house recently for the purpose of flipping. We bought this one at the tax auction about a month ago. OK, to clarify, I bought this one. I don’t usually like to go to these auctions by myself. They are a bit intimidating for me to go by myself but I did it.
I had to bid against 2 other people but in the end I got the house.
I don’t know if that is a good thing or bad thing yet because the house needs some serious work.
We hired a contractor and to be honest, we were trying to be a little more hands off for this project meaning we didn’t want to do much of the work because we have been so crazy busy. So far it has gone pretty well in that aspect. Our contractor has done a really great job of keeping us updated and I think the project is moving right along.
When we first walked into the property, we noticed all the plumbing was missing. This isn’t unusual at all. Most of the houses that we buy are foreclosed and most of the time, people will steal the copper to scrap. No biggie. We just figure that in to replace.
We also noticed the basement was wet….really wet.
The electric also needed some major updates before we could even get it turned on so our contractor has been doing what he can without electric.
Not pretty at all….
Guys, even though this whole thing is a mess, I can’t imagine not doing this. I love walking into a beat up home and seeing the potential of what it could be. It is more than just making money to me. It is finding a home that is run down and forgotten and turning it into a house that someone will come home to.
I was just on the phone talking to a new friend and mentioned about our real estate investing and how my heart is in Canton. I feel so at home here and I have made so many friends and feel so incredibly blessed to help this community in some small way.
I have learned more about who I am by getting more involved in my community and with helping others. I feel more of a sense of purpose now than I ever have. I still don’t think I will ever feel like I can do enough to make a huge impact, but I think God calls us to do the best we can where we are.
And here come the ugly pictures from our progress so far…
This is a picture of the kitchen. This was where a bathroom once was but we changed the layout so we will have an L-shaped kitchen. I know, it looks great, right?
The next picture is part of the kitchen as well. It is the long section where there soon will be cabinets. I know this all looks kinda terrible, but trust me. It will look awesome when it is done.
Yes, I am taking a picture of the door here. There wasn’t a door here earlier. It will make it feel more open having even a small door into the dining room and living room. This house has so much character and charm. I can’t wait until it is done!
The last picture was taken in the dining room looking into the living room. There are 3 bedrooms upstairs and a bathroom. We also created a new bathroom/laundry room for the first floor. We plan on restoring the hardwood in the dining room and living room and putting tile in the hallway, kitchen and bathroom downstairs. The upstairs will have carpet.
In addition to the cosmetic updates we are doing, we have to waterproof the basement, put a new roof on, have new windows installed, update the heating and cooling and add a water heater.
I know that probably seems like a ton of work and it is. It is a lot of coordination of resources, time waiting on things to get done and money spent on the updates.
For us, it is super fun to see a house that is empty and in need of serious work go from hideous to functional and even beautiful.
